Please review the terms of the Home Providers Inc. Relocation/Employee Real Estate Program Referral.

COMMISSION : As an affiliated Agent working with the Home Providers Inc. Employee Real Estate Program Relocations/Referrals your commission for a transaction will be reduced by 33.3% and that amount will be applied towards the employee's relocation/employee real estate transaction via the appropriate addendum attached in the email you will receive after acceptance of the referral terms. A 25% referral will be paid to Home Providers Inc. from the net commission paid to your brokerage form. The benefit for the employee/client (33.3% of your commission) as well as the referral fee payment is shown in the examples below:

CONTRACT SALES PRICE= $450,000

TOTAL SELLER PAID COMMISSION= 6% ($27,000)

GROSS LISTING COMMISSION= 3% ($13,500)

GROSS BUYER’S AGENT COMMISSION= 3% ($13,500)

BUYERS AGENT : your commission reduced by 33.33% (33.33% x $13,500 = $4,500) = $4,500 Applied to employees transaction via the Employee Real Estate Program Agreement to Purchase Provision Addendum (attached in following email)

AGENT COMMISSION=$9000 ($13,500 commission - $4500 applied to employee)

LISTING AGENT : Your commission reduced by 33.33% (33.33% x $13,500 = $4,500) = $4,500 Applied to employees transaction via addendum via the Listing Agreement Addendum (attached in the following email)

AGENT COMMISSION=$9000 ($13,500 commission - $4500 applied to employee)

*The Employee Benefit and referral fee must be applied to both transactions if you represent an employee listing a home and also purchasing a home.

REFERRAL CHECK TO HOME PROVIDERS INC. : 25%

$9000 X 25%= $2250

AGENT NET COMMISSION CHECK= $6,750

HOME PROVIDERS INC. REFERRAL CHECK= $2,250

Conditions of Referral Agreement between Home Providers Inc. and Agent

  1. Agent must communicate with Home Providers Inc. Office during all stages of transaction.
  2. Agent may be released at any time if the employee client, their employer (our corporate client), or Home Providers Inc. is not satisfied with the service for any reason or if agent is not following procedures outlined by Home Providers Inc.
  3. Referral commissions must be paid to Home Providers Inc. on all future transactions with the client as long as they are employed by the same employer through which they utilized this program.

*Actual benefit amount is 33% of the commission paid to our affiliated agent. Changes in a commission structure may result in a change in the amount of the employee’s program dollars paid toward their closing transaction. Instances where this may occur could be short sale properties where the commissions may be reduced by the lender, foreclosure properties, or any other factors that may affect the commission paid to the affiliated agent. The benefit is available to an employee when they purchase a property that offers a cooperating brokerage fee/commission to the affiliated agent, and benefit dollars will NOT be offered for purchases that do not offer cooperating brokerage commission at closing. The employees program benefit will vary based on the amount of the cooperating brokerage commission offered to the affiliated agent. The benefit is also available to an employee as a Seller who will list their property with an affiliated agent, and the Program Dollars may vary based on the final commission paid to the affiliated listing agent. The employee benefit Program Dollars will only be paid towards a transaction if such transaction has a successful closing.
